Founding COO | Build & Scale Rebirth Development Mission
The Chief Operating Officer (COO) is responsible for building, leading and continuously strengthening the operational organization of Rebirth Development.
The COO creates the structure, processes, teams and operational discipline required to transform Rebirth into a scalable, high-performing real estate development company capable of executing multiple projects simultaneously while maintaining quality, efficiency and financial sustainability.
Working closely with the CEO, the COO translates strategy into execution, ensures operational excellence across the organization and builds an organization that increasingly operates independently of the CEO in day-to-day decision making.
The COO enables the CEO to focus on strategic growth, partnerships, investments and long-term value creation while ensuring the business performs consistently and professionally every day.
Scope & Authority
The COO has authority to:
Lead the day-to-day operations of Rebirth Development.
Coordinate all operational activities across Development, Construction, Sales, Marketing, Finance and external partners.
Build, improve and implement operational processes, governance structures and ways of working.
Establish clear ownership, accountability and decision-making throughout the organization.
Identify operational risks and implement corrective actions.
Drive execution of strategic initiatives approved by the CEO.
Support the launch and operational scaling of new business activities, projects and investment opportunities.
Represent the CEO operationally whenever required.
The COO does not approve investments, acquisitions, financing structures or major strategic decisions without CEO approval.

Leading the daily operations of Rebirth Development.
Building operational structures that allow the company to operate efficiently without constant CEO involvement.
Creating scalable processes across all departments.
Defining responsibilities, ownership and accountability.
Ensuring projects move efficiently from acquisition through development, construction and sales.
Improving collaboration between departments.
Removing operational bottlenecks before they become business risks.
Driving continuous operational improvement throughout the organization.
Creating an execution-driven culture focused on ownership and results.
The COO should constantly ask:

B. Project Delivery & Execution
The COO oversees the successful execution of all development projects.
Responsibilities include:
Coordinating multiple real estate developments simultaneously.
Monitoring planning, timelines and milestones.
Ensuring departments remain aligned throughout each project.
Supporting project teams in solving operational challenges.
Identifying execution risks early.
Maintaining quality throughout every stage of development.
Ensuring projects are delivered according to agreed objectives.
C. Business Performance
The COO monitors operational performance across the business.
Responsibilities include:
Monitoring operational KPIs.
Understanding project profitability and operational efficiency.
Identifying risks affecting business performance.
Working closely with Finance to understand financial performance without owning the finance function.
Supporting operational decision-making using financial and operational insights.
Ensuring management has reliable information for decision-making.
The COO is not responsible for budgeting, accounting or financial reporting but is expected to fully understand business performance and use those insights to improve operations.
D. Growth & Strategic Execution
The COO translates strategy into execution.
Responsibilities include:
Executing the CEO's strategic priorities.
Supporting the launch of new developments.
Supporting the expansion into new business activities.
Scaling new operational initiatives.
Coordinating cross-functional strategic projects.
Ensuring new opportunities can be integrated successfully into the existing organization.
Building an operational platform capable of supporting long-term international growth.
E. Leadership & Culture
The COO builds people and teams.
Responsibilities include:
Recruiting key operational talent.
Coaching and developing department heads.
Creating leadership throughout the organization.
Building a culture of ownership, accountability and collaboration.

Ensuring everyone understands objectives, priorities and responsibilities.
