Job Overview
We are seeking an experienced and proactive Maintenance Manager to oversee all maintenance operations across our portfolio of luxury holiday rental properties in Marbella and the surrounding areas. The successful candidate will be responsible for ensuring that all properties are maintained to the highest standards, delivering exceptional guest and owner experiences while protecting the value of company assets.
This role requires strong technical knowledge, excellent organizational skills, and the ability to manage multiple projects, contractors, and maintenance teams in a fast-paced hospitality environment.
Key Responsibilities
Property Maintenance Management
- Oversee the day-to-day maintenance of all holiday rental properties.
- Conduct regular property inspections to identify maintenance needs and ensure compliance with company standards.
- Develop and implement preventive maintenance programs to reduce equipment failures and property downtime.
- Coordinate emergency repairs and ensure prompt resolution of maintenance issues.
Team & Contractor Management
- Manage and supervise maintenance team and external contractors.
- Schedule maintenance work and allocate resources efficiently.
- Monitor contractor performance and ensure quality workmanship.
- Negotiate service agreements and maintenance contracts to achieve cost-effective solutions.
Guest Experience Support
- Respond quickly to maintenance issues reported by guests, property owners, and operational teams.
- Ensure maintenance-related guest complaints are resolved professionally and within established service levels and times.
- Maintain high property presentation standards to support guest satisfaction and positive reviews.
Budget & Inventory Control
- Prepare and manage maintenance budgets.
- Monitor maintenance expenses and identify opportunities for cost savings.
- Ensure accurate record keeping of maintenance activities and expenditures.
Compliance & Safety
- Ensure all properties comply with local regulations, health and safety requirements, and company policies.
- Conduct risk assessments and implement corrective actions where necessary.
- Maintain records of inspections, certifications, and maintenance reports.
Property Improvement Projects
- Coordinate renovation, refurbishment, and improvement projects.
- Work closely with property owners and management to plan upgrades and capital improvement initiatives.
- Monitor project timelines, budgets, and quality standards.
Required Qualifications
- Proven experience as a Maintenance Manager, Facilities Manager, Property Maintenance Manager, or similar role.
- Experience within hospitality, holiday rentals, hotels, property management, or real estate sectors preferred.
- Ability to manage multiple properties simultaneously.
- Excellent problem-solving and decision-making skills.
- Strong leadership and team management abilities.
- Valid driving licence.
Preferred Qualifications
- Knowledge of Spanish property regulations and health & safety standards.
- Experience managing maintenance budgets and contractor relationships.
- Fluency in English and Spanish; additional languages are an advantage.
